Are Site Works included in my contract?
Yes we include all site works except rock removal in your contract.

Are Retaining Walls included in my contract?
Yes retaining walls are included in your contract if they fall within the footprint of your home.

If you want retaining walls built as part of your landscaping we can help with this too by providing a detailed quotation.

Site Access

Can I enter site whenever I want to?
Due to Work Place Health and Safety requirements home owners may only have access to the site under the Builders supervision during a scheduled appointment.

Work Place Health and Safety

Does Brett Ward Homes meet WPHS requirements?
As the principal contractor it is Brett Ward Homes’ responsibility to ensure all visitors to our work sites comply with the Work Health and Safety Act 2011 and Work Health and Safety Regulation 2011.

Building Approvals

Do I need to get my own building approval from council?
No. Brett Ward Homes can arrange your building approval with your local council on your behalf. If you require Covenant Approval from the developer of your land prior to submitting your plans to council we can help with this too.

Do I need to do my own Council Searches such as Flood Search?
No. Any searches required as part of the Building Approval will be arranged by us.

Project Management

How do I keep track of progress?
Simply install the Brett Ward Homes App onto your smart phone or tablet and you can keep up to date with the progress of your build.

Our online Project Management Software allows you to confirm selections, authorise changes and variations and keep up to date with progress photo’s of your home.

Prime Cost Items

Why is the retail price different to the price allowed in my contract?
Brett Ward Homes works with local suppliers to obtain the best pricing possible for our clients. We then pass these savings on to you by invoicing these items out at our discounted price giving you more bang for your buck.

Changes and Variations

Can I make changes?
Yes. As Brett Ward Homes is a Custom Home Builder so making changes is OK. Simply tell us what you want to change and we will work out how much the changes will cost. We will send you a Variation and you can then either accept the Variation or choose not to proceed with the changes.

Warranty

What kind of warranty do you offer?
We offer a 1 year Maintenance / Minor Defects Warranty Period for non structural defects and a 6 year, 3 month Warranty Period for structural defects. More information can be found at www.qbcc.qld.gov.au.

What is QBCC Home Warranty Insurance?
Home warranty insurance is a protection for homeowners. It provides cover in situations where the contractor fails to complete the work, the work is defective, or subsidence occurs. http://www.qbcc.qld.gov.au/search?contains=home+warranty+video

Time Frames

When will you start building my home?
Brett Ward Homes will start building your home as soon as we have received the Building Approval and your finance has been confirmed.

When can I move in?
Brett Ward Homes allow a fixed build time in your contract. This build time is dependent on the size and complexity of your home. We always endeavour to complete your home sooner than planned.

Land

I haven’t bought my land yet. Can you help me?
Generally we work with clients who already own their land. However, it can be advantageous to contact us while you’re still researching land, as we can help you get a better idea of the kind of land you’ll want to build on.

Ultimately though, the land you choose will dictate much about your home’s design as we really can’t design a home either until we know exactly what kind of building conditions we’ll have.

Custom Homes

Does it cost more to build a custom home than a pre-built home?
The simple answer is it doesn’t have to. As long as you’re making a true apples-to-apples comparison, there’s no good reason why a custom built home would have to cost any more than a house and land package. All custom really means is “just the way you want it,”.

Is building a custom home more demanding or complicated than a standard home?
A little, but not much. Sometimes people are afraid of the custom home building process and think they will have to make a ton of decisions and come up with all the good ideas.

Our suppliers and staff are experts in their fields and help guide clients through the decision making process making it fun and exciting. We have also implemented our Online Project Management Software to assist with the selection process.

Is GST Included?
Yes all sums quoted include GST.
